Montclair Project
This midcentury home sits on a magnificent lot with views, privacy and access to hiking trails. The location was prime, but the house had almost all original finishes, including vinyl flooring & Formica countertops. My favorite adage in real estate is “you can change the home, but you can’t change the lot”. This project was one of my favorite kinds to work on: bring the home into harmony with it’s surroundings. The owners were on a tight budget and I worked diligently to source the finishes and work with the contractor to stay within their budget. Since the home is small, we chose to carry the hardwood from the living room into the kitchen, open up the doorway between them, and connect the two spaces. The kitchen cabinets were painted instead of replaced, the countertops were replaced, new decorative lighting added. The fireplace was refaced a timeless grey porcelain tile. Both bathrooms were refreshed in the same way as the kitchen. The end product was a huge transformation on a modest budget. Now the home is in harmony with the beauty of it’s setting. And we all breathed a big sigh of relief!

When you have a tight budget, the confines can actually increase creativity. Sourcing materials from direct sources and taking the time to compare pricing. The process can be a little time consuming at first, but there can be a huge cost benefit in taking one’s time to map out the project first with materials and labor, and then determine where one can cut back if need be, beginning the project.
